We were pleased to represent the owner of this newly purchased property just seconds away from Five Points in East Nashville. We were able to bring a wealth of value to the project through our Design AND Real Estate Services. We provided 3 New Tenants to best cash flow the property at different stages of it’s remodel. And we provided ROI based design consulting throughout the entire process.
Before the property came to market we consulted with the owner to prepare the property for it’s highest and best uses and layouts.
From picking out colors to discussing investment parceling, purchase, and lease opportunities, we helped improve this property from the eye sore it was before. We are proud to say what was once a Class C Property is now a Class B affordable home for small locally owned East Nashville businesses.
914 Woodland Street Suites:
914 Woodland St, Unit A – LEASED: The front suite had historically been used as a Salon. So we went with that concept in our marketing. We had known the existing tenant Salon owner from many years through a favorite neighborhood watering hole – Beyond The Edge. After ironing out new tenant space requirements with Wild Sage Salon, we were thrilled to see a win for both the Landlord and previous Salon owner who was able to stay in the space. (+/- 655)
914 Woodland St, Unit B – LEASED: Hosse and Hosse a long time staple and historic landmark within the community took the opportunity to move into a newly white washed space. floor plan was opened up to best flow , work, and display product for their new Retail environment. (+/- 1,345 SF)
914 Woodland St., Unit C + Storage – LEASED: (+/- 1,938 SF) Action Security also made a big move into the back suite that became reworked for better office space use. After floor plan documentation from our team and space assessment, they were able to add useable space within the existing attic. The addition likely equals around 500 SF of new useable office space and storage, but don’t quote us, ask the owner.
