Sips N’ Strokes Nashville

Sips N Strokes was referred to us by one of our Real Estate Partners, The Southbound Group. We were excited to bring the growing Franchise to East Nashville where Sips N’ Strokes LEASED the perfect private studio location at The Station.

Later, we were able to find them a more permanent home at The Wabash Building in East Nashville, saving our client a total of $78,407 over the term of their new lease. That equals a savings of 30% Off the original asking terms by the Landlord simply by using our Tenant Representative services, and our client didn’t have to pay us a dime to do it!

One of the key factors in getting Sips N’ Strokes this large amount of savings was our great working relationship with both the Tenant as a repeat client, and the Landlord representatives Jeremiah Pyron and Trent Yates. Liz’s knowledge of Architectural considerations streamlined their buildout timelines and budgets, and helped shave off some RSF that wouldn’t technically be accessible to the tenant in it’s technical capacity.

This is the story of one family and our recent journey navigating the home buying process that began with all of the cards stacked against us. We were starting in the most competitive price range, under the $250K mark and we had to overcome the market itself – constant bidding wars, frenzied negotiations, so-so school systems, and property with a median home age of 1974. To top it off, both husband and wife were also self employed, 1st time home buyers, and needed to run their business out of their soon to be home. This was going to be tough.
