From a 42 Acre mixed use Development in North Nashville, townhomes in Old Hickory, and Million Dollar Mansions in Gallatin, we have the experience to make your project a success.

Bordeaux Nashville

We provided Commercial Brokerage, Planning, Rezoning, and Design for a 500+ Mixed-Use 6 Phase Development in North Nashville along Clarksville Pike. Construction is currently underway on the Retail and Apartment section. The development includes a mix of income types and living with apartments, retail, 55+ condos and healthcare amenities, townhomes, and single family housing coming soon.

Lakewood Crossing

We entitled, designed, and sold this 18 unit townhome development in Nashville’s thriving Old Hickory community. We provided architecture construction documents, engineering, and interior finish selections to reflect lake house living: with exterior porches, natural materials, and prioritized views. The land and plans were sold in a 3 way bidding war for top dollar.

Bella Vista

We designed and developed a 29 Home hilltop site in Gallatin, Tennessee. We took inspiration from local traditional and classic style homes that were historic to the area and added a timeless updated touch to the floor plans and hillside homesites. We created 8 custom home designs with variations in materials and plans to best accommodate today’s high end Buyer needs and wants with $ Million Dollar price points and views for each home.

Our Development Process

Our 8 phase Development Process has been crafted with over a decade of experience, buying, selling, and creating lasting communities across middle Tennessee. We have the right partners, and insights into every phase of the long term development lifecycle.

At the beginning of any project we meet to get crystal clear on overall goals, dreams, and best case strategies and properties to consider for success.

A goal without a plan is just a wish. We start a customized Real Estate search, run a preliminary pro-forma analysis, and connect with the critical stakeholders to make sure the development will be a success. We then complete a full feasibility study to ensure the property aligns with the development vision.

Our team of Real Estate experts will help you Buy the perfect property to ensure a quality development that aligns with your dreams is possible.

In this phase we document all aspects of your property that where not uncovered prior to closing. This includes hiring a survey and civil team to begin mapping out topography, underground utilities, traffic calculations, etc. We then put together a preliminary site layout that aligns with your goals, ideal unit count, and market demand.

Our Architecture & Engineering team then gets started on Design and full Construction Documents. We prepare all necessary codes compliant drawings to get your development off the ground.

After bids are awarded the construction team will apply for permits and begin construction. We coordinate throughout the entire construction process and ensure the development is built to spec and quality.

Once construction is underway we begin marketing and pre-leasing and sales. Any substantial project will require building and facilities management and ongoing oversight from our dedicated team.

The longer you hold a development the more the market and needs of the surrounding community will eventually shift and change. We stay up to date with lease and sale rates, supply and demand that might encourage a pivot in use or redevelopment. We help assess and streamline the regular maintenance and continued updates required over time and position the property for disposition with a 1031 exchange or alternative best case use scenario.
