Renters To Homeowners
After meeting my first-time homebuyers at one of our Open Houses, we instantly hit it off, and they decided to work with me as their Exclusive Buyer Representative. We began touring homes around the city and they fell in love with this adorable East Nashville home. Moving from Murfreesboro, they wanted something low maintenance and close to work. Dez is going through Residency and Justin is a data manager at Vanderbilt.
Both buyers were excited about purchasing their first home and our process.
I was able to find their home before it hit the market and we set up tours before it went live.
We watched the local market, interest rates, and the competition to get more leverage with their offer. After 2 days of tough negotiations, they were under contract for this 3 BR / 2.5 BA home, able to close in under thirty days right before the 4th of July holiday.
Because buying your first home can be stressful, I make sure to take all the chaos out of our process. They didn’t have to worry about the fast closing timelines and whirlwind of inspections and walk-throughs because I was able to easily schedule all needed tasks and appointments with our amazing Preferred Vendors and checklists. This helps keep everyone organized to effectively complete due diligence without the stress of the unknowns.
Closing came quickly and after (a lot) of signatures they finally had the keys to their new home.
Navigating New Construction
After constant searches, New Construction listings can seem to all blend together so when one stops you in your tracks, it’s truly something. The contrast between the white walls and black trim, the craftsman trim that you find in existing East Nashville homes, and the unique 1st-floor layout that makes entertaining a dream was absolutely remarkable.
I cannot speak more highly of our experience with the General Contractor, Tom, and his team. Not only was the craftsmanship and attention to detail impeccable, but they also answered all of our questions and were quick to fix our repair requests.
Believe it or not, purchasing a new construction home is quite different than purchasing a home from previous owners. In addition to your typical inspections, you may also do a blue tape walk-through. In this walk-through, the buyers walk around the home and well, mark it with blue tape. This is typically for cosmetic fixes such as paint on the floor, kitchen cabinet touchups, marks on the wall, etc.
The Final Results
After closing, I like to reflect and celebrate with my clients. In our fast-paced market, sometimes clients are usually hit with a lot of change at once, and it is challenging to see the big picture. Because I deal with these transactions daily, the home buying process isn’t just about helping my clients find their new home, I am able to focus on adding value and saving them money.
I am thrilled to say I added over $17,000 worth of value to my buyers. This equals a savings of 4% to their real estate transaction! Therefore, not only are my clients’ new homeowners but they already have value added to their property.
