We started the project looking at the neighborhood, an eclectic mix of Old and New – one of Nashville’s many neighborhoods that is undergoing tremendous growth and gentrification. The property itself, ripe with the smell of old beer, marijuana, and garbage had beautiful “bones”. It just needed a little tender love and care.
We were pleased to represent the owner of this newly purchased property just seconds away from Five Points in East Nashville. We were able to bring a wealth of value to the project through our Design AND Real Estate Services. We provided 3 New Tenants to best cash flow the property at different stages of it’s remodel. And we provided ROI based design consulting throughout the entire process.
WKND Hang Suite – Nashville Bar Remodel
A repeat client reached out to us to help them bring more revenue into their Weekend “WKND” centric business night club model. We worked through visioning with two of the partners about how to convert an existing back room of the building into a weekday space, that could service business professionals hoping to avoid Nashville’s scary rush hour traffic, double as space for private events, AND transition back into the original weekend bar business model. We were also asked to Phase this project to include a New outdoor patio area in the rear of the building that could be accessed from the alley and back of house.
We suggested this client utilize our Creator Service Package to get a comprehensive feel for the space before embarking on the remodel. This service package is a less expensive option than Full Scale Architectural Construction Documents that can give our clients the vision and direction to take a space and phase construction as desired. If major building components are not being modified and codes requirements are still being met, then a Southern Athena Service Package could be the best Architectural route to take for your budget.
