We had the pleasure of attending 505’s VIP Broker Preview this past Tuesday, getting a sneak peak into Nashville’s most anticipated condos.
Setting foot inside 505 you immediately notice the grandeur of the building. Marble flooring, high ceilings, and 24 hour front desk attendants competes with the luxury skyscrapers of my former market of Washington, DC, where downtown living is concentrated in the luxury sphere. While 505 presents itself as posh, the design work integrates Nashville’s style with chevron patterned reclaimed wood, vintage lighting, and music inspired pieces throughout.
505 consists of studios, one and two bedroom units, and four penthouse units on the top floor. Each unit contains floor to ceiling windows, which is where 505 is in a class of its own. Panoramic views accompany every unit in the building offering a view of Nashville no other residence can boast. The views not only show the vast development of Nashville, but Tennessee’s famous rolling green hills and the Cumberland River. Initially, it is tough to pay attention to the unit because the view captivates you.
Panoramic Views with Bright Open Floorplans and Finishes
The units offer a neutral and white design scheme with dark hardwood floors allowing for owner’s to fit a variety of interior design styles to the space. Appliances are all KitchenAid stainless steel and each unit has a washer/dryer hookup. Although the units are beautifully designed, the finishes leave more to be desired. The cabinets are laminate and floors feel a bit “thin.” The finishes are consistent throughout despite major discrepancies in price and square footage. With that being said, the value is in the one of a kind view!
The smallest unit in the building is the Studio at 513 sq. feet priced at $400,000. While the largest unit is a 2 bedroom 1,389 sq. ft priced at $1,210,000. For parking, potential owners have the option to negotiate a space with the purchase of a condo, as well as, the option to lease a spot monthly.
HOA Dues for 505 Condos in Nashville
Condo association dues are equal to 45 cents per sq. foot, which for now is very reasonable. As the building begins to fill, I would expect these to increase. Developer’s vendor contracts will expire and the building HOA will either hire a third party vendor at a higher price or establish their own in-house team. Also, as occupancy rises, the building will experience more “wear & tear” resulting in more routine maintenance to ensure the safety and happiness of owners.

Lastly, where 505 is incomparable to anything else in the city is in the amenities. Truly stunning, amenities range from:

The 505 is a wonderful addition to Nashville and is the first of its kind. Though Nashville is not traditionally known for luxury skyscraper condominiums, this is a fantastic start.
